AGREEMENT TO SELL
Note: This agreement is executed on stamp_paper_denomination stamp paper.
THIS AGREEMENT TO SELL made on agreement_date
BETWEEN
seller_name, son/daughter of seller_father, resident of seller_address, CNIC No. seller_cnic (hereinafter called 'the SELLER' which term shall include his/her legal heirs, executors, administrators, and permitted assigns) OF THE ONE PART
AND
buyer_name, son/daughter of buyer_father, resident of buyer_address, CNIC No. buyer_cnic (hereinafter called 'the BUYER' which term shall include his/her legal heirs, executors, administrators, and permitted assigns) OF THE OTHER PART
WHEREAS
The Seller is the owner of the immovable property hereinafter described and is desirous of selling the same to the Buyer, and the Buyer is desirous of purchasing the same on the terms and conditions mentioned herein.
NOW THIS AGREEMENT WITNESSETH
PROPERTY DESCRIPTION

EARNEST MONEY (BAYANA)
1. The Buyer shall pay Rs. earnest_money_amount as earnest money (Bayana) to the Seller within bayana_days days of execution of this agreement.
2. The earnest money shall be adjusted against the final purchase price at the time of execution of the Sale Deed.
3. If the Buyer fails to pay the earnest money within the stipulated period, the Seller shall be at liberty to forfeit this agreement and reallocate the property.
PURCHASE PRICE AND PAYMENT SCHEDULE
1. The total purchase price agreed is Rs. total_price_words (Rs. total_price_figures).
2. Payment shall be made as follows: payment_schedule
3. All payments shall be made by bank transfer or demand draft to the Seller's account specified herein.
EXECUTION OF SALE DEED
1. The Seller shall execute and deliver the Sale Deed on or before sale_deed_date or within sale_deed_period of receipt of the full purchase price by the Buyer.
2. The Sale Deed shall be executed on appropriately stamped paper as required by the Stamp Act 1899.
3. The Seller shall be responsible for all expenses related to the execution and registration of the Sale Deed up to seller_expense_limit, and amounts exceeding this shall be borne by the Buyer.
DEFAULT AND REMEDIES
1. If the Buyer fails to pay any installment by the due date, the earnest money shall be forfeited, and the Seller shall be entitled to rescind the agreement and reallocate the property.
2. If the Seller fails to execute the Sale Deed by the stipulated date, the Buyer shall be entitled to seek specific performance under the Specific Relief Act 1877 or recover the purchase price paid.
3. In case of default by either party, the defaulting party shall pay interest at interest_rate% per annum on the amount due.
POSSESSION
The Seller shall deliver vacant and peaceful possession of the property to the Buyer on possession_date or within possession_period of execution of the Sale Deed.
REPRESENTATIONS AND WARRANTIES
1. The Seller warrants that he/she is the lawful owner of the property and has full authority to sell the same.
2. The Seller represents that the property is free from all encumbrances, claims, and liabilities, except as disclosed herein.
3. The Seller shall indemnify the Buyer against any future claims regarding the title or possession of the property.
REGISTRATION AND DOCUMENTATION
The Seller shall cooperate in the registration of the Sale Deed and deliver all original title deeds and documents to the Buyer upon completion of the sale.
