RESIDENTIAL LEASE AGREEMENT

Note: This agreement is executed on stamp_paper_denomination stamp paper.

THIS LEASE AGREEMENT made on agreement_date

BETWEEN

lessor_name, son/daughter of lessor_father, resident of lessor_address, CNIC No. lessor_cnic (hereinafter called 'the LESSOR' which term shall include his/her legal heirs, executors, administrators, and permitted assigns) OF THE ONE PART

AND

lessee_name, son/daughter of lessee_father, resident of lessee_address, CNIC No. lessee_cnic (hereinafter called 'the LESSEE' which term shall include his/her legal heirs, executors, administrators, and permitted assigns) OF THE OTHER PART

WHEREAS

The Lessor is the owner of the residential premises hereinafter described and is willing to let the same to the Lessee on the terms and conditions hereinafter mentioned, and the Lessee is willing to take the said premises on lease on such terms and conditions.

LEASE TERMS

1. LEASE PERIOD: The Lessor hereby lets to the Lessee, and the Lessee hereby takes on lease, the aforesaid property for a period of lease_duration (lease_duration_detail) commencing from lease_start_date and expiring on lease_end_date, unless sooner terminated as hereinafter provided.

2. NOTE: This lease is lease_registration_status. Unregistered leases for 11 months are deemed to be at will under the Registration Act 1908.

RENT AND PAYMENT

1. The Lessee shall pay monthly rent of Rs. monthly_rent to the Lessor on the 1st of each month.

2. payment_mode (e.g., cash, bank transfer to bank_account)

3. RENT ESCALATION: The rent shall be escalated by escalation_rate% per annum escalation_frequency (annually/semi-annually/as agreed).

SECURITY DEPOSIT

1. The Lessee shall deposit Rs. security_deposit as security deposit upon execution of this lease.

2. The security deposit shall be returned to the Lessee at the end of the lease term, subject to deduction of any damages or outstanding rent.

MAINTENANCE AND REPAIRS

1. The Lessee shall maintain the property in good condition and shall be responsible for all internal repairs, maintenance of electrical and plumbing fixtures, and general upkeep.

2. The Lessor shall be responsible for major structural repairs and the roof.

3. The Lessee shall pay all utility bills including electricity, water, gas, and internet during the lease period.

OBLIGATIONS OF THE LESSEE

1. The Lessee shall not sublet the property or permit any third party to occupy the premises without the written consent of the Lessor.

2. The Lessee shall not make any structural changes or alterations to the property.

3. The Lessee shall use the property for residential purposes only.

4. The Lessee shall not undertake any commercial or business activities from the premises.

5. The Lessee shall keep the property in a hygienic and clean condition.

DEFAULT AND TERMINATION

1. If the Lessee fails to pay rent for default_months consecutive months, the Lessor shall be entitled to terminate the lease and evict the Lessee.

2. Either party may terminate the lease with notice_period days' written notice to the other party.

3. Upon termination or expiry, the Lessee shall vacate the premises and return all keys and documents to the Lessor.
